We aim to accommodate the needs of all our guests at York Lakeside Lodges.
This is a summary of the facilities at Oak Lodge which is a single storey timber building. The decor throughout is natural wood and all rooms are well lit through natural light with large windows and good electric lighting. The property has electric heaters in each room.

PRE-ARRIVAL

ARRIVAL AND CAR PARKING FACILITIES
We have a wide driveway to our property and can accommodate most sized vehicles. Parking for all our accommodation is adjacent to the property in which you are staying.
MAIN ENTRANCE
Entrance is to the side of the property from the gravel driveway. There is a stone step, 6cm high and 60cm deep leading to a 20cm step up into the lodge through a door 75cm wide. This brings you directly into the kitchen/dining/living room.
KITCHEN/DINING AREA
The work units are 89cm high. The kitchen has all the facilities one would expect – fridge/freezer, cooker, microwave, and toaster. The sink has twist turn taps. The dining area has a table, 74cm high with 62cm space underneath and seating for 2 persons. The chairs are 47cm high. The flooring in this area is wooden.
LOUNGE
The lounge contains a 2-seat sofa, 40cm high and a leather chair, 42cm high. There is an occasional table and colour TV.
BEDROOM
The bedroom is accessed from the kitchen/dining area through a doorway 78cm wide. This is a double room with a bed 58cm high. The room has a built in wardrobe, bedside unit, reading lights above the bed with pull-cord action. There is also a dressing table with mirror and light and a chair, 47cm high. The floor covering is short-pile carpet. Access to the en-suite bathroom is via a door 80cm wide opening into the bathroom. There is bath, 52cm high, with twist turn action and an electric shower over the bath. h is 59cm high and has cross-head, twist action taps. There is a WC, 41cm high, and a basin, 80cm high. Above the basin is a mirror and light. The bathroom has tiled flooring.
GROUNDS AND GARDEN
The lodge overlooks the lake has private wooden decking to the exterior. There is a walk right around the lake which is made up of gravel, grassed areas and compacted soil. There are also fishing opportunities and we have fishing points that are accessible for wheelchairs.

The work units are 90cm high. The kitchen has all the facilities one would expect – cooker, microwave, washing machine and toaster. The sink has twist turn taps. The dining area has a glass table, 74cm high with 64cm space underneath and seating for 6 persons. The chairs are 47cm high. The flooring in this area is wooden.
LOUNGE
The lounge contains a leather 2-seat sofa, 43cm high and 3 leather armchairs, all of which are 40cm high. There are occasional tables, colour TV and music system.
BEDROOMS
There are 2 bedrooms in this lodge, 1 double and 1 twin. The bedrooms and bathroom are accessed from a hall off the dining area, through a doorway 78cm wide. Both bedrooms have short-pile carpets.
BEDROOM 1
Accessed via a doorway, 78cm wide, opening into the bedroom. This is a double room with a bed, 58cm high. There are bedside units to each side and reading lights above the bed with pull-cord action. There is a built in wardrobe, dressing table with mirror and light and a chair, 47cm high.
BEDROOM 2
This is a twin room with access via a doorway, 78cm wide opening into the bedroom. The beds are located against each side wall and are 58cm high. There is a 56cm space between each of the beds. There is a built in wardrobe, 3 and 4 drawer units, dressing table with mirror and light and a chair 47cm high.
BATHROOM
The bathroom is accessed via a door, 78cm wide down a slight ramp onto a tiled floor. There is a spa bath, 52cm high, with ¼ turn mixer taps and low level shower head built in seat and grab rails to either side of the bath. There is a WC, 42cm high and a basin, 78cm high. Above the basin is a mirrored vanity unit.

This brings you directly into the entrance hall. In this area is a fridge/freezer, as well as a sauna. The door into the sauna is 54cm wide, opening into the entrance hall, and over an 8cm step. The entrance leads into the open plan lounge, dining area and kitchen. The flooring throughout this area is wooden.
KITCHEN/DINING AREA
The work units are 89cm high. The kitchen has all the facilities one would expect - cooker, microwave, and toaster. The sink has twist turn taps. The dining area has a table, 75cm high with a 66cm space under the table and seating for 4 persons. The chairs are 48cm high.
LOUNGE
The lounge contains a leather suite comprising two 2-seat sofas and 2 chairs, all of which are 39cm high. There are 3 occasional tables, colour TV, video player, dvd player and music system.
BEDROOMS
The lodge has 2 double bedrooms and a bathroom which is accessed from a hallway off the kitchen/living area. The bedrooms have short-pile carpets. The bathroom has a cushion-floor type covering.
BEDROOM 1
This is a double room with a bed 60cm high. The room has a built in wardrobe, bedside units, reading lights above the bed with pull-cord action. There is also a refreshment tray, dressing table with mirror and light and a chair, 45cm high.
BEDROOM 2
This is an en-suite double room with a bed 63cm high and reading lights above the bed with pull-cord action. The room has a built in wardrobe, small shelves to either side of the bed. There is also a built in wardrobe, drawer unit, chair 45cm high and dressing table with a mirror and light. Entrance to the en-suite shower room is via a door 65cm wide opening into the bedroom. There is a 32cm step into the shower cubicle with a door 62cm wide and there is an electric shower. There is a WC, 42cm high and a vanity basin, 80cm high, over which is a vanity unit with mirror and light.
BATHROOM
Entrance to the bathroom is via a doorway 81cm wide opening into the bathroom. The bathroom has tiled flooring. The bath is 52cm high, with a bath/shower mixer and grab rail to the left hand side. There is a vanity basin 80cm high with a large mirror and light above and WC 40cm high. Over the basin there is a vanity unit with mirror and light.
GROUNDS AND GARDEN
The lodge has wooden decking to the exterior with a table and chairs. There is a lawned area beyond this which overlooks the fishing lake. There is a walk right around the lake which is made up of gravel, grassed areas and compacted soil. There are also fishing opportunities and we have fishing points that are accessible for wheelchairs.

This room has an en-suite wet-room which is accessed via a door 82cm wide opening into the bedroom. There is a shower chair which can be set to different heights as required and an electric shower. The WC is 40cm high with a left-hand transfer and grab rail to either side. There is a vanity basin, 83cm high with ¼ turn taps and a mirror and light above. The wet-room has tiled flooring.

The dining area is off the kitchen through an opening 80cm wide. There is a table, 75cm high with a 62cm space under the table and seating for 6 persons. The chairs are 47cm high. From the dining area there is another door to the exterior of the cottage which is 80cm wide.
UPSTAIRS
The cottage has 3 bedrooms and a bathroom on the first floor which is accessed up a staircase with 14 steps, each 18cm high, 23cm deep and 80cm wide with a short-pile carpet covering. At the top of the stairs there is a landing off which are the bedrooms and bathroom. The stairs, landing and bedrooms all have short-pile carpet floor covering.
BEDROOM 1
This is a double room with a bed 52cm high. The room has a built in wardrobe, bedside unit, reading lights above the bed with pull-cord action. There is also a refreshment tray, dressing table and chair, 48cm high. From the bedroom, there is a doorway, 81cm wide, onto a balcony overlooking the garden and lake.
BEDROOM 2
This is a twin room and each bed is 48cm high. The room has a built in wardrobe, drawer unit, chair 47cm high and dressing table with a mirror and light.
